This property had a lot going on before we ever touched it. Deep ruts, serious washouts, uneven ground, and drainage that wasn't moving water the right direction. On top of that, the whole site needed to be cleaned up and prepped for the next phase of work. That's a full plate - and exactly the kind of job we take on.

The drainage side of things was a priority. Standing water and poor flow patterns cause long-term damage fast, especially on properties that are still mid-build. We trenched in drain lines, fitted proper PVC pipe with catch basins set at grade, and backfilled everything tight so the system sits where it needs to be and actually does its job when the rain hits.

Once the drainage infrastructure was in place, we moved into rough grading and finish grading across the site. Low spots got filled and compacted. Slopes got reshaped so water moves away from the structure the way it should. We used a plate compactor throughout to make sure the soil was solid and ready - not just smoothed over on top. That's a step a lot of people skip, and it causes major headaches later.

The driveway edges and concrete borders got cleaned up too. That kind of detail work matters. When the next phase of construction rolls in, they're not fighting a mess - they're starting on a surface that's actually ready to build on. That's the whole point of pad preparation done right.

Every one of these steps connects. Drainage that works, grades that flow correctly, soil that's compacted properly - it all adds up to a site that holds up. We don't cut corners on the stuff you can't see after the fact, because that's exactly what comes back to bite you.
